At Techspace Goswell Road, sustainability isn’t about ticking boxes — it’s about creating a workspace that’s both practical and environmentally responsible.

Building with purpose

From the start, this 72,000 sq ft redevelopment in Farringdon focused on adaptive reuse. Instead of demolishing the original buildings, General Projects and BGY revitalised them, preserving their history and reducing waste.

The new extensions were constructed using Cross-Laminated Timber (CLT) and Glulam, both sourced from sustainable forests. These choices cut carbon emissions by 43% compared to concrete. Plus, by prefabricating these elements off-site, construction traffic was reduced by 70%, minimising disruption and further lowering the overall carbon footprint of the project.

A breath of fresh air

Techspace Goswell Road’s commitment to sustainability is reflected in its BREEAM Excellent and WiredScore Gold certifications—an achievement that’s rare for refurbished buildings. The space features 10,000 sq ft of green and blue roof systems that enhance biodiversity, reduce the urban heat island effect, and provide natural insulation. These green spaces also help regulate building temperature, reduce rainwater runoff, and offer tenants a peaceful retreat from the city.

Inside, high ceilings and large windows flood the space with natural light, cutting down on the need for artificial lighting. We’ve also included cycle parking, showers, and lockers. This is all to support active lifestyles, environmental responsibility and personal well-being.

This building exemplifies high-quality sustainable design, focused on minimising both embodied and operational carbon, enhancing biodiversity (through urban greening), and positively impacting the health and well-being of its users and the surrounding community. The entrance, reimagined by the Italian studio Formafantasma, features bespoke volcanic ash tiles and repurposed materials, setting a tone of innovation and responsibility from the moment you step inside. The first-floor events space, The Gallery, with its 7-metre high ceilings and ample natural light, is a versatile venue for everything from large 80 person events to creative workshops.

Office floors combine sand-blasted concrete and white-washed timber finishes with modern LED lighting and flexible layouts, allowing businesses to customise their spaces to suit their needs. This blend of historic and modern elements creates a workspace that’s both inspiring and adaptable.
